In the last three months alone, ProCorp Real Estate has sold 40 condos just at
Cancun Towers - where they were not even the master brokers. Although Cancun Towers
is promoted by dozens of local real estate agencies, ProCorp sold more than all
other local brokers combined. And guess what? For the remaining units at Cancun
Towers, they will now be the master broker.
"So, what's your big secret to success?" I asked the company's two broker owners,
Ms. Carma Turanich from Canada, and Mr. Scott Bakay from the USA.
"First of all, our offices are open from 9 a.m. to 7 p.m. Monday through Saturday,
and from 10 a.m. to 2 p.m. on Sundays. We do not close for lunch from 2 to 5 p.m.
like so many others, nor all day Sundays like 99% of other realtors here. We don't
close on National Holidays either, because that's often when there are more tourists
and buyers in town. In fact we only close two days a year, on Christmas day and New
Year's day! And during our business hours, there is always someone available to
answer phone calls in English and Spanish. Plus if a buyer walks-in and says she's
looking for a property which we don't have in our own inventory of listings, we
don't send them marching elsewhere. We find them the property they want, no matter
who is listing it, and cooperate with other brokerages," explained Scott.
"We also believe our job is not just to promote property, but to advise our property
builder/developer's on how to make their product more attractive to their target
market. For example, to improve quality in this humid tropical Cancun area, and
make the building more weather proof, by avoiding the use of dry-wall to partition
rooms, and avoiding the use of wood conglomerates for cabinets and closets," Carma
said.
"If the builder is targeting foreign buyers, we recommend they install video cameras
around the construction site, so buyers can see - via the Internet - 24 x 7 - how
the project is progressing, and that their investment is moving forward. It gives
them a real sense of comfort and confidence, and saves everyone lots of long
distance phone calls," added Mr. Bakay.
Finally, Mrs. Turanich mentioned, "we also market differently. We don't just place
an ad in one local magazine, and have one basic web site. We reach out
internationally, focus on places where large numbers of tourists go, help buyer's
with financing, offer full-service to both the seller and buyer, and always try to
go beyond our client's expectations."
I also noted that they are selling more homes where builders only require 30% down
and the balance at closing. This is very unusual in Mexico, where builders have
traditionally required 35% or 40% down and monthly payments until the project is
delivered. However, this new payment structure is very helpful to those who wish to
finance their purchase - which opens the project up to more buyers - and also gives
the buyer more confidence. For he knows the builder is strong, and doesn't need to
use the buyer as his company's ATM.
